What is it? From July 1st Landlords in England have to ensure their properties meet “electrical safety standards” and these new Regulations apply to:
- A) all new specified tenancies from 1st July 2020
- B) all existing specified tenancies from 1st April 2021.

Do landlords have to use a contractor from the PRS Register?
No, landlords can hire unregistered contractors who meet specific technical competence and insurance criteria, as detailed in the MHCLG guidance published on 1st June.

Where can I find the Register?
The Register can be found here. It will be updated on 1st June with guidance for landlords and a search facility for locating contractors who can perform the required electrical safety checks.
Are there additional costs?
There is no extra annual fee for Approved Contractors opting into the scheme. However, depending on the work’s scope and geographical range, additional assessment time may incur a fee. Note that £250k professional indemnity insurance is required, and NICEIC Insurance Services will increase the PI provision to £300k.
Why is BPG 4 required?
BPG 4 supports consistency for Approved Contractors and landlords. It is free to download and industry-approved. It is expected to be referenced in government guidance published on 1st June. Download BPG 4 here.

What happens after opting in?
Once the Register goes live on 1st June, you will be listed and receive an electronic registration certificate. These certificates will be sent in batches starting on 29th May, so please check your spam/junk folder if you don’t receive it promptly.
